A buyer relocating from the Bay Area recently walked a Point Hayden listing that had been marketed as "minutes from two premier golf courses and steps to the lake." Her offer was competitive. Her contingency period was not. Nine days in, her agent discovered what the listing did not say: neither club conveyed with the home, one of them does not sell memberships to the public at all, and the "steps to the lake" she had pictured were 1.5 miles down Government Way to Honeysuckle Beach.
She still bought. She paid roughly the same price. But she paid it for a different product than the one she thought she was bidding on, and that gap between the marketing phrase and the underlying asset is the single most important thing to understand before writing an offer in this pocket of Hayden Lake.
The phrase that hides two products
"Golf community" on the MLS in the 83835 zip code almost always means one of two things, and the two things are not close cousins. They are different businesses with different balance sheets, different access rules, and different implications for what your money is actually buying.
On one side is Avondale Golf Club, a par-72 semi-private course that offers memberships but is also open to the public for daily fees. On the other, roughly a mile south along the water, is Hayden Lake Country Club, where play is limited to members at this private facility. Same phrase in the listing description. Two entirely different assets sitting behind it.
The homes wrap around both. Between all of the separate communities around the Avondale golf course and Avondale lake, there are about 479 homes, with homes that start in the upper $400's. Bear Creek Estates sits gated to the north. Point Hayden faces Berven Bay. Trail Ridge is delivering new construction into 2026. Every one of these subdivisions gets described as a "golf community." Only some of them convey anything a golfer can actually use without a separate transaction.
What Avondale actually sells
Avondale is honest about its structure. You can live three doors from the tenth tee and never join the club, and you can also drive in from Rathdrum and pay a green fee. The course is a public amenity with a membership overlay. That has two consequences for pricing.
The first is that the course is worth roughly what a nice view of manicured turf is worth. It raises the ceiling on a lot but does not create a scarcity premium on access, because access is not scarce. The clubhouse includes the Avondale Bar & Grill, and The Porch on Miles is also on the golf course, both open to non-members. The lifestyle sells itself in the marketing photographs, and the marketing photographs are approximately truthful.
The second is that Avondale-adjacent homes carry no automatic lake privileges. Avondale Lake is a private body of water, so the only people with access are homeowners whose properties back up to the lake, who can fish from their private docks or paddle around in kayaks or canoes. The neighborhood name references the smaller lake, not Hayden Lake. If a buyer wants Hayden Lake itself, the path is public: 1.5 miles south to Honeysuckle Beach, or a long drive north to Sportsman Park.
What Hayden Lake Country Club actually sells
HLCC is a different animal, and this is where the pricing conversation gets interesting. The club is member-owned. There are several membership options available including Stock (full privileges), Junior Golf and Social. Buying a house near the course does not enroll you. Buying a house on the course does not enroll you. Enrollment is a separate purchase, with its own initiation and its own waitlist dynamics that shift year to year.
What that membership unlocks, however, is not just golf. It is a second, parallel path to the lake itself.
A private Marina with both 20 foot and 24 foot boat slips is maintained for member lease throughout the summer, covered from May through September. A private swimming dock is maintained for the enjoyment of members and guests, with lifeguards on duty from 11:00 am to 5:00 pm throughout the summer season. That is the sentence that reprices the neighborhood. In a market where our earlier reporting has shown that IDL dock encroachment rights, not shoreline distance, tier the waterfront submarket, HLCC membership functions as a synthetic dock permit. It is not a substitute for owning frontage, but it converts an off-water home into a home with reliable seasonal water access, on the lake, without buying a $4M lakefront parcel or fighting an encroachment application.
The club's provenance is also part of what buyers are paying for, even when they cannot articulate it. The Club location on the shores of Hayden Lake was originally the site of the Bozanta Tavern, and J.C. Olmsted, of the Brookline, Massachusetts firm of landscape architects who designed New York's Central Park, was brought in to plan the grounds. The 1907 Chalet-style Clubhouse and Pro Shop were designed by the celebrated Northwest architect Kirtland Kelsey Cutter, and the HLCC golf course, completed in 1912, was the first 18-hole layout in Idaho. Reciprocal privileges at other Northwest private clubs come bundled in. So do the Cutter Bar, the 1907 Lounge, and eight hotel rooms and six cabanas for guests.

Why the premium looks like a fairway and isn't
Homes.com, aggregating agent-reported sales, puts the twelve-month median sale price in Avondale on Hayden at roughly $888,600, up about 11 percent, selling in 29 days against a 52-day national baseline. Set that against the Coeur d'Alene Regional Realtors' Kootenai County median of $555,738 in May 2026, a 2.3% increase from a year ago, and the golf-adjacent premium reads at roughly 60 percent over county median.
Most buyers assume they are paying that premium for the view of a fairway or the sound of sprinklers at dawn. They are not. Fairway views are common in North Idaho. What is scarce is the option value of a membership that converts a landlocked lot into a lake-access lot.
On the Avondale side, the premium prices the lifestyle. On the Hayden Lake Country Club side, the premium prices a call option on a membership that carries water. Two very different assets, one MLS phrase, and a spread that only shows up when you ask the right questions before you sign.
The Coeur d'Alene Press has been tracking a widening top end. Historically, the local housing market has seen fewer than 30 homes sell for more than $2 million between March and June. This year, that number has significantly increased, including a sale exceeding $17 million in Black Rock. That top-end confidence pulls the club-adjacent tier upward too, but only for the homes whose owners can credibly signal a membership path. A house sold by a departing member, or one whose seller can facilitate a sponsor conversation, trades on a different curve than a house whose only golf story is the fairway you can see from the deck.
What to ask before you write an offer
- Which club, if any, does the current owner belong to, and in what category? Stock, social, or none at all changes the story.
- Is the seller in a position to sponsor a membership application, and is the club currently accepting applications in that category?
- If HLCC is the club in question, is a marina slip currently leased to this owner, and can that lease be discussed as part of the transaction narrative?
- For Avondale-adjacent homes, is the lot a dues-paying beneficiary of any shared amenity, or is the golf course purely a neighbor?
- What is the true walking path to public lake access, measured on foot, not on a map ruler?
